Manhattan Residential Contracts from May 4-10, 2026

During the first full week of May 2026, Manhattan recorded 255 apartment and townhouse signings, three more than the prior week and nine more than the same week in 2025. Aggregate dollar volume, based on last ask, rose 9% week over week but was down 1% year over year.

The median asking price of signed contracts was $1.425 million, up 18% from the previous week but down 5% from a year ago. Average time on market fell below 90 days for the first time since last April, signaling strong demand for the newly listed inventory of recent months.
