Core NYC Weekly Residential Contract-Signings: October 12-18, 2026.

Core NYC contract activity fell by count but strengthened in dollar volume during the third week of October. From October 12-18, 2026, buyers signed 263 apartment and townhouse contracts totaling $567.5 million, down 6% from 280 contracts the prior week but up 9% from $519.8 million in dollar volume. The median asking price rose to $1.295 million from $1.25 million, while the average climbed to approximately $2.16 million from $1.86 million. Properties also spent considerably less time on the market, with median days on market falling to 42 days from 61 the week before.

The luxury market accounted for much of the increase in dollar volume. Thirty-seven contracts were signed at $3.9 million or more, up from 26 the prior week, collectively accounting for 46% of the week's total. Four contracts exceeded $10 million, led by 551W21 #17A in Chelsea at $17 million, followed by Waldorf Astoria Residences #2329 at $16.5 million.

Central Park West was the week's most active neighborhood with 16 contracts, while SoHo narrowly led in dollar volume at $42.1 million, largely helped by three West SoHo townhouse contracts.
