Core NYC Weekly Residential Contract-Signings: July 13-19, 2026

This past week’s residential contract market across core NYC neighborhoods declined slightly, with 315 signed residential contracts* totaling approximately $614 million in asking volume. That was down from 331 contracts and $638 million the prior week.

The median asking price was $1.2 million, in line with the prior week’s $1.195 million, while the average asking price rose slightly to about $1.95 million, from roughly $1.93 million. The number of high-end sales also fell slightly, with 37 contracts above $3.9 million, down from 40 the prior week. However, there were five deals above $10 million, up from two. The week was led by a $27 million penthouse at 73 Wooster Street in SoHo, followed by a $14.55 million sponsor condo at One High Line, and a $12.25 million penthouse at The O’Neill Building in Chelsea.

By property type, condos led with 156 contracts, followed by 136 co-ops, 17 townhouses, and 6 condops. Activity was strongest by deal count in Chelsea with 18 contracts, followed by Midtown West and Lenox Hill with 16 each. Condos accounted for approximately 62% of total asking volume. Listings spent an average of 95 days on the market, up from 87 days the prior week, while the median remained steady at 66 days.
