During the third week of April 2026, Manhattan recorded 247 apartment and townhouse signings, seven fewer deals compared to the prior week and 32 fewer deals than the same week in 2025. However, aggregate dollar volume, based on last ask, was up 2% week over week and 8% year over year, once again underscoring how a relatively small number of trophy properties are influencing overall statistics. The median asking price of signed contracts was $1.195 million, down 14% week over week and 11% year over year, as a greater share of entry-level co-ops were reported signed.
