The week of September 15-21, 2026 had 235 active listing price cuts, down from 271 over the prior week. The median asking price after cuts was $999K, the median cut was roughly $75K, and the median percentage reduction was about 6.5%. The week’s cuts were most concentrated in Midtown West, Chelsea, and Lenox Hill; large neighborhoods with lots of for-sale residential inventory..

The building-type split was even, with 112 Condo cuts and 112 Co-op cuts, plus 8 TH cuts and 3 Condop cuts. Most reductions remained below $2M, and by unit type, one-bedrooms saw the most cuts with 83 reductions.

The deepest dollar discounts were at the high end, as usual, led by a $6.5M reduction at The Dakota, where a five-bedroom was trimmed from $19M to $12.5M. That was followed by a roughly $5.1M cut at The Sherry-Netherland, and a $4M reduction at Fifteen Hudson Yards.
