Price Cuts: Recently reduced listings across New York City

This week had 240 price cuts, down from 292 last week, making for a quieter of repricing as summer ramps up. The median asking price of listings after cuts was $899K, the median cut was roughly $66,500, and the median percentage reduction was about 6.0%. The heaviest neighborhood concentrations were Midtown West, Lenox Hill, Yorkville, and Chelsea, Midtown East. The largest single reduction was at 117 East 70th Street, where a townhouse was reduced by $6M, followed by sizable cuts at The Prasada on Central Park West, The Chatham in Lenox Hill, and a Cobble Hill townhouse at 197 Clinton Street..

More co-ops than condos received reductions. There were 125 co-op cuts versus 100 condo cuts. By unit type, one-bedrooms saw the most cuts, but the deepest discounts were in larger 4+ bedroom units which had a median cut of about $345K. The sub-$1M market segment accounted for 134 of the 240 cuts.
