Manhattan Residential Contracts from August 3-9, 2026

Last week 170 apartment and townhouse contracts were reported in Manhattan, 18 fewer than the prior week and lowest number of deals since early February. The tally was also 46 deals fewer (-21%) than the same week one year ago. Aggregate dollar volume, based on last asking price rose to $408.8 million, up 12% from the prior week but down 27% year over year.

The median asking price of signed contracts was $1.095 million, down 11% week over week and down 17% from the same week last year. This was the lowest median since April 2025. Average time on market of signed deals was stable at 110 days.
