Core NYC Weekly Residential Contract-Signings: July 20-26, 2026

This past week’s contract market across core NYC neighborhoods cooled noticeably, with 258 signed residential contracts totaling $469 million in asking volume. That was down from 315 contracts and $614 million the prior week, a decline of roughly 18% by deal count and 24% by dollar volume. The pullback was broad, with fewer mid-market and high-end deals than the week before.

The median asking price was $1.19 million, essentially in line with the prior week’s $1.2 million, while the average asking price fell to $1.82 million, from roughly $1.95 million. The high end was thinner, with 23 contracts above $3.9 million, down from 37 the prior week, and three deals above $10 million, compared with five the week before. The week was led by a $25.5 million condo at The Giorgio Armani Residences on Park/Fifth Avenue, followed by a $21.5 million condo at 150 Charles Street in the West Village and an $11.5 million townhouse at 611 2nd Street in Park Slope.

By property type, co-ops led by deal count, with 131 contracts, followed by 115 condos, 8 townhouses, and 4 condops. Condos still drove the largest share of dollar volume, accounting for roughly $266 million, or 57% of total asking volume, while co-ops accounted for about 34%. The median condo ask was $1.55 million, compared with $795,000 for co-ops. Townhouses were a small but expensive segment, with a median ask of nearly $4 million.

Homes spent an average of 103 days on the market, up from 95 days the prior week, while the median rose to 76 days, from 66 days.
