Core NYC Weekly Residential Contract-Signings: August 10-16, 2026.

The core NYC contract market held steady week over week but cooled sharply by dollar volume for the week of August 10–16, 2026. There were 252 signed contracts totaling $427.5 million, with a median ask of $999,447 and an average ask of $1.7 million. Compared with the prior week, contract count was essentially flat, up one deal to 252, but volume declined 17.8% from $520.2 million, largely because the super-luxury segment thinned out.

The high end was noticeably quieter with 21 contracts signed with an ask above $3.9 million, down from 30 the prior week, and only one contract topped $10 million. That was Flatiron Building #17NORTH, asking $23.95 million, followed by SoHo's Wooster Street Condominium #3 at $9.995 million, and the garden unit at the Charlotte of the Upper West Side at $9.95 million.

By property type, condos led with 127 contracts totaling $284.4 million, or roughly 67% of volume, with a median condo ask of $1.3 million and a median condo PPSF of about $1,456. Co-ops followed closely by count with 112 contracts, totaling $118 million, with a median ask of $699,000. There were also 8 condop contracts and 5 townhouse contracts. As few new listings entered the market this month, the average days on market of signed units increased to an average of 115 days and a median of 87 days.
