Last week 219 apartment and townhouse contracts were reported in Manhattan, nine deals fewer than the prior week but 20 more signings than one year ago. Aggregate dollar volume, based on last asking price, slipped to $474.1 million, down 2% from the prior week but up a marginal 1% year over year.
The median asking price of signed contracts was $1.25 million, down 14% week over week but unchanged from the same week last year. Average time on market of signed deals soared to 116 days, as many long-listed homes fell into contract as new supply and inventory remains constrained.
Condos led the market by both deal count and dollar volume, with 105 contracts totaling nearly $300 million and a median asking price of $1.925 million. Co-ops followed with 101 contracts totaling $131.7 million, at a median asking price of $799,000. Townhouses remained a small but high-priced segment, with only 7 contracts, but a median ask of over $5 million and an average marketing time of 157 days.
