Manhattan Residential Apartment Sales | August 9-15, 2026

Last week, the Manhattan apartment sale market recorded 328 closings totaling $686.6 million. This is a sharp rebound from the prior week, which had 180 closings and about $390 million in dollar volume. The overall median sale price was about $1.31 million, while the average was $2.09 million. The high end was active with 36 sales closed at or above $3.9 million, and five sales topped $10 million. The standout transaction was a penthouse at 111 West 57th Street, which closed for $41.75 million, or $6,411 per square foot. It was followed by 224 Mulberry Street #7 at $16.3 million, and a penthouse at 170 East End Avenue at $15 million.

Condos drove the dollar volume, with 157 condo closings totaling $420.4 million, 61% of all volume. The median condo price was $1.725 million, and the median condo price per square foot was $1,452. Co-ops were nearly as active by count, with 150 closings totaling nearly $232 million and a median price of $977,500. There were also 21 condop sales closing with a median price of $1.26 million.

By neighborhood, Yorkville led by count with 28 closings, followed by Midtown East with 20. By dollar volume, Midtown West led with $75.9 million, thanks largely to the 111 West 57th Street penthouse, followed by Carnegie Hill at $51.4 million. While the week had a very robust high-end tier, there was also a broad base of core-market activity, with 187 of the 328 sales closing below $1.5 million.
