This past week, core NYC neighborhoods saw 251 signed residential contracts totaling $520 million in last-ask volume. Deal count was down from the prior week’s 279 contracts, but dollar volume rose from $486 million, as the high-end market strengthened.
The median ask declined to $995,000, while the average ask rose to $2.07 million, reflecting a top-heavier mix. Average days on market was 99 days, with a median of 77 days.
Thirty-one contracts were signed at or above $3.9 million, and six deals topped $10 million. This segment accounted for nearly half of last week's dollar volume. The week was led by 1122 Madison Avenue #Floor19 in Carnegie Hill, asking $40.5 million, followed by The Greenwich Lane #3W at $18.995 million. Additionally, three sponsor contracts were signed in separate wings of One High Line asking $12.22 million, $10.95 million, and $8.555 million. Nine of the top 10 deals were condos, five of them sponsor units.
