In Q3 2026 the average Manhattan condo/co-op closing price was $2.02 million, up 1% year over year but down about 8% from $2.20 million in Q2 2026. The average condo closing price in Q3 2026 was $2.66 million, up 2% year over year.
After reaching a decade high of $1.54 million in Q2, the co-op average eased to $1.43 million in Q3, down 3% year over year and 7% from the prior quarter. A thinner top end helped pull averages down: Manhattan has recorded 46 sales of $10 million or more in Q3 so far, versus 53 in Q3 2025 and 66 in Q2 2026, while the median sale price rose to $1.25 million, versus $1.20 million a year earlier. Q3 figures are preliminary as late-recorded closings continue to be reported.
The co-op average is usually less volatile than condos and less influenced by a small number of ultra-luxury new development closings. The trend reflects an increased demand for traditional housing stock as co-op board rules become more lenient overall and when new condo supply has become scarcer and pricier.
