In Q2 2026 the average Manhattan condo/co-op closing price was $2.16 million, essentially unchanged year over year but down two percent from $2.21 million in Q1 2026. The average condo closing price in Q2 2026 was $2.84 million, down 2 percent year over year and down from $3.1 million in Q1 2026.

While the condo average remains elevated versus recent years, the co-op market reached a decade high with the average closing price of $1.52 million, up 6% year over year and 4% quarter over quarter. Only a few weeks of sales data has been reported for Q3 2026.

The co-op average is usually less volatile than condos and less influenced by a small number of ultra-luxury new development closings. The trend reflects an increased demand for traditional housing stock as co-op board rules become more lenient overall and when new condo supply has become scarcer and pricier.
