The average closing price of Manhattan condo and co-op units by quarter

In the fourth quarter of 2025, the average Manhattan apartment sale price rose 3 percent year-over-year. The average condo price was up 6 percent compared with Q4 2024, while the co-op average fell 1 percent annually.

So far in 2026, only about 1,000 apartment sales have been recorded, but a surge in super-luxury closings, representing a larger-than-usual share of condo transactions, has caused the average condo price to spike.
