The average closing price of Manhattan condo and co-op units by quarter

In the fourth quarter of 2025, the average sale price for a Manhattan apartment is flat year-over-year. The average condo sale price was up 4% compared to Q4 2024, while the co-op average was down 2% annually. A high number of luxury new development sales has pushed the condo average higher over the last two months.
