Last week, 117 apartment and townhouse contracts were reported in Manhattan, down 15% from 137 the prior week and 16% from 140 during the same week last year. This was a new weekly low for 2026. Despite the lower deal count, aggregate dollar volume, based on last asking prices, rose to $250.8 million, up nearly 12% from the prior week and just 1% below the $254 million recorded during the same week in 2025.
The median asking price of signed contracts was $1.247 million, up 22% week over week but about 3% below the $1.282 million median from the same week last year. The average signed listing spent 124 days on the market, compared with 136 days the prior week and 122 days during the comparable week in 2025. The stronger dollar volume was driven in part by a rebound at the high end, including a $22.5 million Upper East Side co-op.
