Manhattan Residential Contracts from June 29 - July 5, 2026

Over the final week of June 2026, which led into the Independence Day holiday weekend, 193 apartment and townhouse contracts were reported in Manhattan. That was 38 fewer than the prior week, but 62 more deals than the same week in 2025, when Independence Day fell on a weekday. Aggregate dollar volume, based on last asking price, declined 16% week over week but rose 52% year over year.

The median asking price of signed contracts was $1.195 million, down 8% both week over week and year over year. Average time on market fell to 101 days.
