Manhattan Residential Contracts from March 17-22, 2026

During the third full week of March 2026, Manhattan recorded 214 apartment and townhouse sales, up slightly from the prior week but 17% fewer than the same week in 2024. Aggregate dollar volume, based on last ask, was also up slightly week over week but down a significant 29% versus the same week last year.

The market remains notably top-heavy compared to prior years, with a relatively small number of ultra-luxury deals continuing to skew overall price averages higher. Compared to the same week last year, the median asking price of signed contracts is up 13% from $1.2 million.
