The third full week of August 2026 had just 102 price cuts, down from 132 in the prior week, continuing the quieter late-summer pace of repricing. The median asking price after cuts was about $949K, the median cut was $$88,500, and the median percentage reduction was about 6.2%. The week’s cuts were most concentrated in Midtown West, Chelsea, and Lenox Hill.

The high-end drove the largest reductions. Five listings asking $10 million or more accounted for about $26.1 million in reductions, led by the 125 East 65th Street townhouse, reduced by $12.5 million to $33 million, and 432 Park Avenue #64, cut by $10 million to $80 million. However, of the 102 cuts, 65 were for listings below $1.5 million, including 48 below $1 million. Condos and co-ops were almost evenly represented,
