Manhattan Residential Contracts from January 12-18, 2026

Over the second full week of 2026, brokerages reported 182 apartment and townhouse contract signings in Manhattan, a 6 percent week-over-week increase. Total deal volume reached $444 million based on last asking prices, up 24 percent from the prior week. The median last asking price rose 7 percent to $1.397 million, while average days on market fell to 143 as significantly fewer new listings have come to market over the past two months.

Year-over-year, the number of contracts is up 8 percent, while aggregate dollar volume rose 17 percent compared with the second full week of January 2025.

Aggregate sales and median prices are based on each unit's last publicly displayed asking price prior to contract signing. The percent change is compared to the prior week.
