Over the second full week of 2026, brokerages reported 182 apartment and townhouse contract signings in Manhattan, a 6 percent week-over-week increase. Total deal volume reached $444 million based on last asking prices, up 24 percent from the prior week. The median last asking price rose 7 percent to $1.397 million, while average days on market fell to 143 as significantly fewer new listings have come to market over the past two months.
Year-over-year, the number of contracts is up 8 percent, while aggregate dollar volume rose 17 percent compared with the second full week of January 2025.
