Manhattan reported 1,031 residential apartment contracts in May 2026, a slight year-over-year increase from May 2025. Co-op and condop deals accounted for 55% of transactions, in line with the average share over the past two years.
April and May are often the strongest contract-signing months of the year, and 2026 has been more active than the prior two years despite geopolitical uncertainty and the looming pied-à-terre tax.
