Number of apartment contracts signed in Manhattan per month

Manhattan recorded 1,058 apartment contracts signed in April 2026, a slight increase over April 2025 and the highest monthly contract total since May 2023. Co-op and condop deals accounted for 55% of transactions, in line with the average of the past two years. April and May are often the strongest deal months of the year, and early signs suggest this year will outperform prior years.
