Over the third full week of 2026, brokerages reported 155 apartment and townhouse contract signings in Manhattan, a 15 percent week-over-week drop. Total deal volume fell to under $400 million based on last asking prices, down 11 percent from the prior week. The median last asking price was nearly unchanged, while average days on market swelled to 150 days as significantly fewer listings have entered the market over the past two months.
Year-over-year, the number of contracts is up 14 percent, while aggregate dollar volume is up 23 percent compared with the third full week of January 2025.
