Core NYC Weekly Residential Contract-Signings: Feb 2-8, 2026

In the first week of February 2026, 41 residential contracts were signed in New York City for homes asking more than $3.9 million—the highest weekly total of the year to date. The priciest deals were spread across a broad range of Manhattan neighborhoods, while the fourth-most-expensive contract was a Brooklyn penthouse at Olympia.

For the second consecutive week, 1122 Madison Avenue was the best-selling building by both number of contracts and total dollar volume at last ask. The Carnegie Hill condo recorded four signings totaling nearly $58 million, with an average price exceeding $4,400 per square foot.
