Last week, the Manhattan apartment sale market recorded 337 closings totaling $701.2 million. The overall median sale price was about $1.38 million, while the average was $2.08 million.
There were 43 sales at or above $3.9 million, and six sales topped $10 million. The priciest transaction was a penthouse at The Cortland, 555 West 22nd Street, #PH24W, which closed for $27.5 million, or $4,351 per square foot. It was followed by 565 Broome SoHo #S28A at $17.6 million, and a penthouse at the American Tract Society Building, 150 Nassau Street, at $16 million.
Condos drove the dollar volume, with 167 closings totaling $441.4 million (63% of all volume). The median condo price was $1.74 million, and the median condo price per square foot was $1,688. Co-ops were nearly as active by count, with 153 closings totaling $234.1 million and a median price of $975,000. There were also 17 condop sales closing with a median price of $1.285 million.
By neighborhood, Lenox Hill led by count with 26 closings, followed by Yorkville with 25 and Midtown West with 24. By dollar volume, Chelsea led with $75.9 million, thanks largely to the Cortland penthouse.
