In 2026, a surge in super-luxury deals, particularly in Midtown, the Upper East Side, and the Upper West Side, has pushed the average condo price per square foot to near-record highs.
Over the past decade, Manhattan’s average condominium price per square foot has remained relatively flat, as a steady pipeline of new supply, rising carrying costs, and increased competition from Brooklyn and Queens have tempered resale appreciation. More recently, however, a shortage of new development supply, especially from large mid-market projects, has contributed to the recent rise in prices.
