In 2026, a surge in super-luxury deals, especially in Midtown, the Upper East Side, and the Upper West Side, has pushed the average condo price per square foot to record/near-record highs.
Over the past decade, Manhattan’s average condominium price per square foot has remained relatively flat, as a steady flow of new supply, higher carrying costs, and increased competition from Brooklyn and Queens have tempered resale appreciation. Supply has diminished over the last several years helping cause the rise in prices. Data for 2026 reflects approximately 1,000 sales to date.
