Includes all market-rate resale and sponsor condo sales in Manhattan since 2003. Figures are not adjusted for inflation. In 2025, the average price per square foot for closed condo sales was $1,770, up slightly from 2024’s overall average of $1,749. A surge of super-luxury deals, especially in Midtown, UES, and UWS in 2026 has caused the condo average to spike to record highs.

Over the past decade, Manhattan’s average condominium price per square foot has remained relatively flat, as a steady flow of new supply, higher carrying costs, and increased competition from Brooklyn and Queens have tempered resale appreciation. Data for 2026 reflects only a few hundred sales.
