Includes all market-rate resale and sponsor condo sales in Manhattan since 2003. Figures are not adjusted for inflation. So far in 2025, the average price per square foot for closed condo sales is $1,758, up marginally from 2024’s overall average of $1,749.

Over the past decade, Manhattan’s average condo price per square foot has remained relatively flat, as a steady supply of new developments, tax policies, and increased competition from Brooklyn and Queens have kept resale condo appreciation subdued.
