The week of October 20-26, 2026 had 256 active listing price cuts, down 11% from 289 the prior week. The median asking price after reductions was about $1.04 million, while the median cumulative discount eased to $70K and the median reduction from the original ask fell to about 5.7%, from 6.4% a week earlier. Discounts were most concentrated in Midtown West and Lenox Hill, followed by Gramercy Park and the Financial District.
Despite the quieter week overall, the luxury market produced some enormous adjustments. A full-floor residence at 432 Park Avenue is now asking $75 million after a cumulative $15 million reduction from its original $90 million price, by far the week's largest markdown. At Trump Parc, a Central Park-facing home was cut $3.875 million to $12.5 million, while two penthouses at 111 West 57th Street received reductions of roughly $2.5 million apiece.
