This second full week of August 2026 had 132 price cuts, down from 150 in the prior week, continuing the quieter late-summer pace of repricing. The median asking price after cuts was about $949K, the median cut was roughly $60K, and the median percentage reduction was about 6.8%. The week’s cuts were most concentrated in Midtown West, Murray Hill, Harlem, and the Lower East Side.
This week leaned condo-heavy, with 74 condo reductions versus 49 co-op cuts, plus 7 townhouse cuts. Condos accounted for about 56% of the week’s reductions, while Co-ops made up about 37%. The mix suggests this was more condo-driven than last week’s nearly even split.
Most cuts were concentrated below $2M. By unit type, one-bedrooms saw the most cuts with 52 reductions. The deepest dollar discounts were concentrated at the high end, led by 248 West 71st Street, a townhouse reduced by $9.15M, followed by major reductions at 111 East 81st Street, 172 Madison, and Ariel West.
