Core NYC Weekly Residential Contract-Signings: Aug 31 - Sept 6, 2026.

Over the week leading into Labor Day, core NYC contract activity slowed in both deal count and dollar volume. For the week of August 31-September 6, 2026, there were 191 signed contracts totaling $302.4 million, down from 209 contracts and $440.8 million the prior week. The median ask fell to $1.095 million from $1.25 million, while the average ask dropped to $1.58 million from $2.11 million, reflecting a considerably quieter week at the high end.

There were 14 contracts signed above $3.9 million, down from 26 the prior week, and none topped $10 million, compared to four a week earlier. The priciest contract was 61 North Moore Street #3W in Tribeca asking $6.5 million, followed by a Park Slope townhouse at 8 Polhemus Place asking $6 million and The Sixth #PH1A in Williamsburg at $5.995 million.

By property type, co-ops narrowly led with 96 contracts, followed by 84 condos, 6 townhouses, and 5 condops. Condos accounted for $152 million, or 50.4% of total volume. The median ask of condos fell to about $1.5 million from $1.725 million, while median PPSF decreased to $1,484 from $1,835. Co-ops totaled $121.7 million with a median ask of $749,500, down from $895,000 the prior week.
