Manhattan apartment sales have totaled $7.23 billion in Q3 2026 so far, already up 8% from $6.67 billion in Q3 2025 and the highest quarterly total since Q3 2022. With late-recorded closings still coming in, we project the quarter will finish at about $7.33 billion, up roughly 10% year over year. That would reverse the 4% year-over-year drop in Q2 ($6.62 billion versus $6.89 billion in Q2 2025). The annual gain is coming from the broad market rather than the top.
