Manhattan Residential Contracts from February 16-22, 2026

During the third week of February 2026, which included the federal President’s Day holiday, Manhattan recorded 188 apartment and townhouse sales, a 16% decline from the prior week. Aggregate dollar volume based on last asking prices fell 26% week over week to approximately $525 million. However, compared to the same week last year, total dollar volume was up a notable 66% and the number of transactions rose 24% year over year. The most significant deal of the week was an $89.5 million penthouse contract at 1122 Madison on the Upper East Side.
