This past week had 285 active listing price cuts, up 15% from 248 the prior week. The median asking price after cuts fell to $875K, while the median reduction was roughly $50K, or 4.6%. Both the median dollar and percentage cuts were smaller than last week's $56K and 5.9%, suggesting that while price reductions became more widespread, sellers were generally making more measured adjustments.

Price cuts were most concentrated in Midtown West, with 24 reductions, and Lenox Hill, with 21. The building-type split again remained fairly balanced, with 138 co-op cuts and 129 condo cuts, plus 12 townhouse cuts and 6 Condop cuts. About 77% of this week's reduced listings were asking under $2M, up from 72% last week and notably higher than their 68% share of overall active for-sale inventory, indicating that price-cut activity is becoming increasingly concentrated in the lower and middle portions of the market.

The largest reductions were still found at the high end, with seven listings receiving cuts of $1M or more. At The Bryant, Penthouse North was reduced by $1.25M, from $15.75M to $14.5M, while Penthouse South was cut by $1.2M to $13.75M; meanwhile, a Carnegie Hill co-op at 1016 Fifth Avenue was reduced by $1.25M, from $8.5M to $7.25M.
