Over the last holiday week of December 2025, Manhattan recorded 109 apartment and townhouse contract signings, a 5 percent week-over-week decline that reflects typical seasonal slowdown during the holiday period. Total deal volume reached just over $250 million based on last asking prices, up 12 percent from the prior week. The median last asking price fell to $1.25 million, while average days on market edged up to 137 days as fewer new listings have hit the market over the last month.
