Over the first full week of 2026, brokerages reported 171 apartment and townhouse contract signings in Manhattan, a 57 percent week-over-week increase. Total deal volume reached just over $350 million based on last asking prices, up 38 percent from the prior week. The median last asking price rose to $1.3 million, while average days on market edged up to 157 days as much fewer new listings have hit the market over the last two months.
